Challenge
A historic hotel under the Renaissance loggia of Piazza Santissima Annunziata, to be upgraded floor by floor while it stays open, with protected façades and minimal technical space.
Solution
Mechanical and electrical design for the ground floor, basement and upper floors, new plant area in the light well with outdoor units screened and serviceable, façade acoustic assessment and thermal calculations for the permits.
Result
Common areas and rooms renewed without closing the hotel, with systems invisible from the square.
